Mit dem Ende 2003 berarbeiteten IAS 40 wird die Bilanzierung zu beizulegenden Zeitwerten (Fair Values) nunmehr auch fr nichtmonetre Vermgenswerte gefordert. Zu diesen gehren die als Finanzinvestition gehaltenen Immobilien des Anlagenvermgens, die gehalten werden, um Cash Flows aus der Vermietung, Verpachtung und/oder aus Wertsteigerungen zu generieren. Gerade bei solchen Immobilien ist das Bedrfnis nach dem bilanziellen Ausweis von wahren Werten" (Fair Value) besonders hoch. Dies gilt umso mehr, je hher der Anteil von Investment Properties an den Vermgenswerten des Unternehmens ist. Die Motivation des IASB liegt darin, durch den Ausweis der Immobilienwerte zu ihren Fair Value eine hhere Entscheidungsntzlichkeit (decision usefullness) der Rechnungslegungsinformationen fr den Abschlussadressaten zu erreichen. IAS 40 bietet dem Unternehmen Hinweise zur Bestimmung des Fair Value, jedoch greifen wesentliche Ermittlungsvorschlge nicht, was die Bestimmung des Fair Value zum Teil verhindert. Umso mehr versuchen die Unternehmen die Aufgabe der Fair Value Ermittlung in die Hnde von erfahrenen Sachverstndigen zu legen und kaufen die Immobilienbewertung in einer Black Box" ein. Nicht zuletzt wird diese Entscheidung auch durch die auf den Sachverstndigen bertragene Haftung begnstigt.
