Studienarbeit aus dem Jahr 1999 im Fachbereich BWL Allgemeines, Note: gut (2,0), Hochschule fr Technik und Wirtschaft Berlin (Institut fr Immobilienwirtschaft), Veranstaltung: Semesterleistungsnachweis, Sprache: Deutsch, Abstract: Das DiscountedCashflowVerfahren (DCFVerfahren) findet in den letzten Jahren in der deutschsprachigen Literatur erhhte Aufmerksamkeit. Es wird jedoch fast ausschlielich im Rahmen der Unternehmensbewertung diskutiert. Das DCFVerfahren kam ursprnglich nur bei der Analyse von Investitionen, die im Rahmen von Produktionsprozessen selbstndige Einknfte erzielen, zur Anwendung. Heute wird es jedoch auch zur Wertbestimmung von Immobilien benutzt, die fr einen Kapitalanleger Einknfte erzielen. Das Verfahren ist von den USA ber Grobritannien nach Europa gelangt, wo es sich mehr und mehr durchsetzt. Durch die verstrkte Prsenz auslndischer Investoren auf dem deutschen Immobilienmarkt und deren Nachfrage nach Bewertungen unter Anwendung internationaler Methoden, ist das konventionelle, in der Wertermittlungsverordnung von 1988 normierte deutsche Bewertungssystem nicht mehr adquat. Eine Darstellung internationaler Immobilienbewertungsmethoden in Deutschland gab es bisher nicht. Dieser Mangel veranlasste die Immobilien Zeitung (IZ) dazu, ein IZTutorial' zu diesem Thema zu verfassen. Dieses Tutorial bildete die Grundlage fr ein Buch, das im Mrz 1999 auf den Markt gekommen ist, und erstmalig in Deutschland einen berblick ber internationale Bewertungsverfahren fr das Investment in Immobilien gibt. Diese Arbeit selektiert aus den internationalen Bewertungsmethoden das DiscountedCashflowVerfahren und stellt es im Rahmen der Investmentmethode, der Residualwertmethode und der Gewinnmethode dar. In einer Schlussbetrachtung werden die Vor und Nachteile des Verfahrens beschrieben.
