In den Medien wird es die demographische Herausforderung" genannt, oder dem alten Kontinent fehlen die Jungen" es geht um die Tatsache, dass die deutsche Bevlkerung altert im Jahr 2050 wird in Deutschland jeder Dritte 60 Jahre oder lter sein." Hinzu kommt, dass derzeit ein europaweiter Bevlkerungsrckgang stattfindet, insbesondere aufgrund der zu niedrigen Geburtenziffer. Nicht nur die deutsche Gesellschaft steht somit vor bemerkenswerten demographischen Vernderungen. Frank Schirrmacher verglich die Tragweite dieser Herausforderung in seinem Buch Das MethusalemKomplott" sogar mit den viel beachteten Thesen von Samuel Huntington zum Krieg der Kulturen in Clash of Civilisations". Aus den demographischen Vernderungen, insbesondere der gestiegenen Lebenserwartung, leitet sich ein Problem fr die Immobilienwirtschaft ab: Die Nachfrage nach Immobilien, v.a. Wohnimmobilien, wird sich strker als bisher angenommen verndern. Ziel dieser Arbeit ist es, die Demographie als strukturelle Ursache dieser Vernderungen zu untersuchen. Hierbei sollen insbesondere der Einfluss der Demographie auf Immobilienzyklen, sowie die daraus resultierenden Auswirkungen untersucht werden.
